Historic Public House Grade 2 listed Building conversion to IMS Estate agents’ offices.

The Site: The Old Fox Inn, Kings End, Bicester, Oxfordshire – Grade 2 Listed Building.

Project: The Old Fox Inn, Kings End, originally a Public House, adapted as an Antiques show room and yard. Many of the original Pub features remained as well as later mooch additions. Often refurbishment works do not need to go through a formal process but, if a Listed Building, both Planning and Listed building consent are required.

Ora design worked closely with the client to produce all information required for consent which was indeed granted and is now the new offices of IMS property group.

Ora design architecture was appointed to:

  • Feasibility: Develop sketch designs and evaluate.
  • Survey: Prepare accurate existing drawings.
  • Planning and Listed Building application: Prepare application drawings and documentation and obtain consents.
  • Building Regulations: Develop Construction methods, prepare detailed drawings for Tender and Construction.
  • Tender: Obtain and analyse Contractor’s tender prices.
  • Technical Co-ordination: Co-ordinate and manage all technical aspects.
  • Detailed construction information – Prepare detailed construction drawings and technical specification.
  • Technical support - provide throughout the build process.
